I have been a Registered Architect for more than 25 years, across residential, commercial and high-end coastal projects. I qualified as a Licensed Buyers Agent and began working on the Central Coast and found the two roles complement each other in a way that offers unique value to a client.
Architecture taught me to read a site before a client ever commits their capital. I'd watched architectural clients buy properties with hidden problems, and knew how much value someone like me could have added beforehand.
So I made the move. Today I work full-time as The Architectural Buyers Agent, and as Central Coast Head of Purchasers for Allen Wargent Property Buyers. I specialise in the Central Coast region, where I've lived most of my life and know better than anywhere else, having grown up and raised my family here.
An architect who buys property for a living
You can change the house. You cannot change the block.
Most buyers weigh a property on price, presentation and the last few comparable sales. That's a reasonable place to start, but it stops at the front door. Reading the deeper opportunity in a site — what it can become, rather than just what it is — is a different skill, and it's the one I bring to every purchase.
The architect’s eye
Working concept design - the same process behind every property I assess
Orientation & Natural Light
Assessing morning sun, afternoon heat or glare, and how solar orientation impacts liveability, energy efficiency, and future renovation or rebuild options.
Topography & Drainage
Evaluating land fall, water pooling, retaining requirements, and cut-and-fill implications before making an offer.
Structure & Condition
Identifying original versus altered elements, signs of moisture or deterioration, and what a competent builder would actually charge to fix or extend.
What I look for
Planning Controls & Zoning
Navigating zoning, overlays, height limits, and floor space ratios to establish what council will actually permit, rather than relying on agent claims.
Access, Easements & Services
Uncovering second access options, shared driveways, easements, and underground services running across the site.
Transformation Pathways
Weighing whether a site best suits a cosmetic refresh, extension, knock-down rebuild, or subdivision / retain + build to unlock maximum yield.
What I won’t compromise on
Your best interest, above the easy close. Full disclosure of constraints and problems. Walking you away from a property when that is the right call.
Process integrity. Doing the work myself. Attending every property in person.
The golden rule — treating everyone as I would want to be treated, whether clients, agents, vendors or colleagues — a principle I hold to personally as much as professionally.
